Getting Started – Helpful Hints For Buyers

My goal is to provide my customers with the highest level of professional services and customer satisfaction to ensure your home purchase is a positive and satisfying real estate experience!

The purpose of this guide is to help you to prepare for buying a new home, whether you currently rent or own, or whether you are looking in the same neighborhood or thinking about relocating to another state or country!

One of the first steps you should take is to obtain a Mortgage Pre-Approval. Many Sellers today do not consider offers without a Pre-Approval. Choosing the right Mortgage Consultant / Lender for you is something to carefully consider, as your financial obligations throughout the purchase process can be significant. The purchase of a home is one of the most significant financial investments most people make in their lives - choose a mortgage consultant or lender that you trust and feel comfortable will help you every step of the way. If you would like help with this step - please call me and I will be happy to recommend reputable mortgage consultants who have helped my past clients.

Why Do You Want To Move?

What are your goals? Making the decision to purchase a new home is only part of the question, why do you want to move? Is it for a growing family or empty nest; a new job, relocating to be closer to family or friends; or perhaps you are ready to own your first home? Once you choose a Buyer’s Agent to work with, share your goals and dreams so that they completely understand why you are moving and what you really need and want in your new home, neighborhood and surrounding community.

Where Do You Want To Live?

If you are considering a new home close to where you currently live, spend some time in the area if you are not already familiar. I encourage my buyer clients to spend as much free time as they can before choosing a specific city or town so that they are familiar with the neighborhood, school and community in general to be sure they will feel comfortable living there. Please visit my website www.TamelaRoche.com and click on “Resource Guide” for the official websites for surrounding cities and towns to better understand town government, social and service programs, transportation and all that the community has to offer residents! Weekends are the perfect time to drive and walk around and even choose specific neighborhoods that may best meet your needs. Would you like to be near a playground or park for your children or pets or yourself to enjoy outdoor space? Do you prefer to be within walking distance to shops and restaurants or perhaps public transportation? All of the questions are vital for me to clearly understand what you are looking for!

If you are relocating to another city or state or country, please call me so that I can help you with your relocation! Coldwell Banker Relocation Services can help you with all of your relocating needs, especially helping you find a reputable Buyer’s Agent to help you become familiar with the areas in which they specialize.

Build Your Real Estate Team:

Three real estate professionals can help make your real estate purchase a satisfying and pleasurable experience:

Your Real Estate Buyer’s Agent – be sure your rights as a buyer are represented at all times
Your Mortgage Consultant – most Sellers require Mortgage Pre-Approval with offers
Your Real Estate Attorney – to understand your legal interests on all real estate documents

Hiring your real estate team will not only save you time and frustration, but it is one of the best ways to ensure that your best interests are represented. When you choose your real estate team, they can help you with all of the preparations necessary to make sure you are ready to purchase your new home! Here are some suggestions for finding the professionals to help you:

Ask family, friends and colleagues for recommendations
Request a meeting in person to learn more about them, their services and how they will help you
Ask for past client references - all of these real estate professionals have past clients!

When you are ready to begin searching for your ideal home, put your Buyer’s Agent to work for you! One of the most basic services that a Buyer’s Agent can do is to help save you time. Once I understand your requirements and desired characteristics are for your new home, I can preview properties and choose the most comparable for you to visit! There are many websites to help you as well, and I encourage you to use the Property Search tools on my website so that we can begin searching for your new home together! Click on Home Search and provide the specific details and you will be able to start browsing the properties that best match your criteria online directly from the MLS – Multiple Listing Service. Once you’ve registered, I will review your information and want to speak with you to help further define your requirements. Our job as real estate agents is to know the market, to know the current inventory and to help you understand market trends. If you see any properties that interest you – whether online, in the newspaper or while driving by – let me know and I will investigate the details and set up a private showing for a time convenient for you!
