The Cambridge residential market activity is highly seasonal due to weather, academic calendars and turn-over of Condominium ownership fueled by the Cambridge, Somerville and greater Boston job markets. It is not unusual to see significant changes from one quarter to the next; especially during the transition from our Winter Market into our busiest season – the Spring Market – which can begin as early as February/March and last through June.

Of all properties sold in the 10-year span of 1999 – 2009 and 2000 – 2010; we can see that Condominiums now dominate the residential landscape in Cambridge.

To obtain a clear and accurate assessment of any market, it is important to understand statistical analysis is relative for measuring trends in any subject matter. Data alone is meaningless unless compared with previous measurements to gain useful information.
When seeking fair market value of a specific property; further analysis in addition to the RMA report is provided to asses comparable sales trends as well. Living area, property location, condition, amenities and market timing are examples of filters needed to qualify “comparable” sales.
